Went on Saturday. Efficient and friendly service. Server was alone in the shop - working cash and making tea. Super nice. Love their tapioca - very chewy. The roasted milk tea had a combo of different tapioca - less sweet as ordered. The orange grapefruit tea was very refreshing. They have weekday and weekend specials. Store was clean, quiet and spacious. Very nice addition to the neighborhood. Will definitely visit again.

Fantastic deal with one soup and 4 dishes for less than $40. Corn crab chowder had real crab meat. 5 dish appetizer was delicious. The other 3 entrees were very generous portions. Sweet and sour fish had large fish pieces. Not just filler onions and peppers. Popcorn chicken was light and tasty. Pork dish was yummy. Egg waffles were very hot. They told us we had to wait since freshly made but that's ok.
Had taro slush and grapefruit tea. Very generous with tapioca. Taro slush was less sweet just as ordered. Tapioca the perfect level of chewiness. The grapefruit tea was super refreshing. Had generous pieces of fresh grapefruit. No skimping on the bursting boba. Will definitely be back with coupon next time I am at Chartwell food court.

Lamb shank was very tasty. Nice portion.
Bolognese pasta needed more sauce but once we mixed it with sauce from lamb shank, tasted good. Al dente.
Ordered avocado cream sauce pasta at full price which was excellent.
Overall, good value with coupon.
Small restaurant and kitchen so need to wait a little for food and service.
Would visit again without coupon. Run by young team and good to support local business.
